 Cancellation Policy | Branson Vacation Rental Cabins:

If you cancel your reservation on or before 60 days prior to your planned arrival date, we will refund your reservation deposit minus a 10% cancellation fee. (Cancellation Fee is 10% of the Total Rental Charges.) If you cancel after that date and we are unable to rebook your reserved dates, there will be no refund. Additionally, we will not refund money paid in advance if your trip is canceled or interrupted due to inclement weather, acts of God, conditions of the lake, appliance or utility failure, or other circumstances beyond our control, in Missouri or elsewhere. For repairs and maintenance, every effort will be made to remedy any problems that may arise in as timely a manner as possible.

Trip/Cancellation and Interruption Insurance:

We recommend trip cancellation and interruption insurance to cover those unforeseen circumstances such as illness, accident, or death of a family member or traveling companion, jury duty, weather conditions that cause the delay or cancellation of travel; and fire, flood, and other disasters involving your home. This is relatively inexpensive at such sites as InsureMyTrip.com or www.alltripprotection.com.

Sample Cabin Rental Agreement

Dear Guest:

Thank you for choosing our cabin for your Branson vacation. We have worked hard to create a wonderful vacation home and we hope you will stay with us again on your future vacations!

PAYMENT SCHEDULE:

· Due immediately: Reservation deposit in the amount specified.

· Your reservation is not confirmed until we receive the deposit. Deposit must be received within five days or reservation will not be held.

· Rental Charges are due 60 days prior to check-in or immediately if booked fewer than 60 days ahead.

Cancellation/Refunds:

We mutually agree to the following:

–         The property will not be occupied by more people than we have specified in the agreement.

–         Smoking is not permitted inside the cabin.

–         Neither you nor your guests will use illegal drugs on the property.

–         You will take care not to play excessively loud music or otherwise create a nuisance to neighbors.

–         We do not rent to students or adults under the age of 25. House parties are strictly prohibited and grounds for immediate eviction.

–         The house will be clean when you arrive, and we request that you leave it in good order. You will notify us promptly of any damage or problems that arise.

Utilities/Phone:

We will pay utility costs. (Please don’t abuse this by leaving the doors open with the heat or AC running!)

Linens and Kitchen Supplies:

We will provide linens and bath towels and the kitchen will be equipped with basic cookware and tableware. You will need to bring Beach towels if you plan to use the pool or hot tub. Toilet paper, paper towels, soap, shampoo, dishwasher and clothes detergent, etc. are the responsibility of the tenant, although we try to stock several days use of these items as a courtesy.

Pool:

The cabins are all individually owned. The pool is an amenity owned and maintained by Branson Cedars Resort. The use of this amenity has been granted to the individual cabin owners and their guests from approximately May 30-Sept 1. The Homeowners are not responsible for any illness, injury or drowning that occurs while on Branson Cedars’ premises or its facilities. Guest fully understands the potential dangers that swimming pools present and agree to abide by all of the POOL RULES.

Liability:

Owners, Branson Vacation Rental Cabins, shall not be liable to Tenant, Tenant’s guests, licensees or invitees or any other person for any injury, loss, or damage to any person or property on or about the premises. Tenant shall defend, indemnify, and hold Owner, Manager, and their Agents harmless from and against all loss, injury, or damage occasioned by the use, misuse, or abuse of any part of the premises, parking areas, communal areas and from or against any omission, neglect, or default of Tenant, his guest licensees, or invitees.

Upon your arrival at Branson Vacation Rental Cabins, the reservation deposit converts to a damage deposit. The Guest understands that the property will be inspected prior to his/her arrival and again after departure. Tenant agrees that he/she will be responsible for the actual cost of damages to the Property, as well as replacement cost for missing or broken items and excessive clean-up. Guest agrees that these charges may be placed on the credit card used for this transaction or deducted from the damage deposit. Within 14 days after your departure, we will refund the damage deposit provided the following provisions are met and check-out procedures outlined in your “Welcome” email are  followed:

         There is No damage is done to the cabin or its contents.

         The cabin is left locked (all doors) to prevent theft of our property.

         There are No linens or furnishings that are lost or damaged. (The linens should not be washed with any colored items.)

         All debris, rubbish, and discards are bagged and placed in refuse containers outside.

         All soiled dishes are placed in the dishwasher and started.

You will receive a “Welcome” letter by email about a week before your check-in date that will contain local driving directions and door lock instructions. You do not have to officially check-in anywhere so your arrival time can be anytime after the designated check-in time.
